The Damage Happens Where You Cannot See It
A gutter that overflows over the front edge is obvious and gets dealt with. A gutter that leaks at the back, between the gutter and the fascia, is the one that does the damage.
That water runs down the back of the gutter, onto the fascia board, and behind it. It soaks the timber, the barge board, the wall plate and the top of the wall. It does that quietly, every time it rains, for however many years it takes for someone to notice a damp patch inside or a soft fascia outside.
By the time it is visible, the repair is no longer a gutter repair. It is a gutter repair plus fascia replacement plus damp treatment plus, sometimes, roof timber work.
This is why we treat a gutter inspection as worth doing on its own, rather than only when something is obviously wrong.
What Goes Wrong
Failed joints. Sealant in a gutter joint has a finite life, and UV in Cape Town shortens it. Joints are the first thing to go on any gutter system with them, which is the argument for seamless runs.
Sagging runs. A bracket pulls out, or was spaced too far from the next one, and a section drops. Water then stands in the low point instead of running to the outlet. Standing water corrodes the gutter from the inside and breeds mosquitoes.
Corrosion. Coastal salt attacks metal gutters at every point where the protective coating is broken, meaning cut ends, screw holes, bracket contact points and scratches. On the Atlantic Seaboard and the West Coast this is the dominant failure mode.
Downpipe faults. Disconnected sections, blockages, and downpipes discharging at the top of a wall rather than into a drain.
Fascia and barge board rot behind the gutter, which is a consequence rather than a cause, but has to be addressed before anything is refixed.

Repair or Replace
Repair makes sense when the run is fundamentally sound, the material has life left in it, and the faults are localised. A failed joint, a pulled bracket, a corroded section of an otherwise good run, a disconnected downpipe.
Replacement is the right call when corrosion is general rather than local, when the system is undersized for the roof it drains, when there are so many joints failing that fixing them individually costs more than replacing, or when the profile is obsolete and sections cannot be matched.

Asbestos Cement Gutters and Downpipes
Some older Cape Town properties still have asbestos cement gutters, downpipes and roof sheeting, usually on outbuildings, garages and cottages.
We do not cut, drill, grind or pressure-clean asbestos cement. Any of those releases fibres, and the work falls under the Asbestos Abatement Regulations, 2020, which requires a registered contractor. What we will do is identify it during the inspection, tell you plainly what we think it is, and refer you to someone registered to handle it.
Salt, Sun and the Cape Town Gutter
Salt is the corrosion driver on any metal system near the coast, and it reaches a long way inland on the wind. It concentrates the damage at fixings and cut edges, which is why a gutter often fails at the brackets while the run itself still looks reasonable.
UV works on PVC and on joint sealant continuously through the long dry summer. Brittle PVC cracks at the fixings, and perished sealant opens joints.
The summer south-easter fills the system with debris and sand through the months when nobody is thinking about gutters, then loads them with a dense silt that holds moisture against the metal.
The winter north-wester then tests every one of those weaknesses at once, with more water in a day than the whole of February.
Which is why we recommend having gutter repairs done in autumn, not in the middle of the season.
