Why Waterproofing Fails in Cape Town
Almost never in the middle of the sheet. Walk any failed roof and the field is usually intact. The water is coming in at an upstand that was terminated short, a lap that was only partially bonded, an outlet the membrane was run up to rather than into, or a penetration nobody detailed.
The local weather explains why. Roughly 70% of Cape Town rain falls between June and September, and it arrives on north-westerly cold fronts at 50 to 65kph. That is rain moving sideways, and sideways rain tests verticals. Parapets, upstands, flashings and terminations take water that vertical rain never reaches.
The summer south-easter does the preparation work. It is dry, so it causes no leaks at all, but it lifts anything poorly bonded and abrades exposed edges. Everything it loosens in December leaks in June. Which is why we would rather look at your roof in March than attend it at 9pm in July.
Leak detection comes before waterproofing, because covering an active leak traps water underneath it. And on coastal buildings the concrete comes before the membrane, because a perfect membrane on a spalling slab lifts with the slab.

Do you charge for the inspection?
No. The site inspection and the written quote are free, and there is no obligation to go ahead. Leak detection on a difficult building is quoted separately, because that is investigation work rather than a quote visit.
When is the best time of year to have waterproofing done?
March and April. Roughly 70% of Cape Town rain falls between June and September, and most waterproofing systems need a dry substrate. Repairs and emergency work happen year round, but full installations belong in the dry months.
